The first days issues of this had a slight "weather in my house" problem that I hadn't been able to solve. Guess what - it was the VaporWare Submergence hot tub. Placed on the stage it creates a hole. With the cheaper Bubble-Up Hot Tub the boat should now be weather-proof! .
Place this lot on a low coastal road: for example the coastal road in Bluewater Village (by the retail park). The road should be 8-10 steps above the sea level to get the sea just below the entrance steps – but Sims can walk in the sea! Some new custom neighbourhoods provide this feature, so experiment with them - for example, for this set, Newhaven Seaside Village by simplysim78 has much the same road height, whereas Pickle Bay by Hazy13 will let a little water flood the entrance area (but you may like that!).
This building uses CycloneSue's invisible driveway, which is a recolor. For this to work in Seasons, you’ll need the Seasons PATCH from Maxis! Find the patch here: http://thesims2.ea.com/update/?pid=Help_patches
Please notice that this item needs 1 extra mesh to install properly - listed here under Requirements and Dependencies. Install the mesh before installing the building. If you can download the mesh or have it already you should have no trouble installing with the Maxis default installer ("The Sims2 Bodyshop Package Installer"). But if you do have any problem getting them, please download the Sims2Pack Clean Installer, which is available free here at TSR (go Frontpage > Content > Programs and it's on the first page).
The Clean Installer is much more effective than the Maxis default at installing custom content, and should allow you to install the meshes automatically with the house.
