Struggling to make apartments with your latest EP? Maxis have released a walk through tutorial explaining how to go about making those multi-occupancy lots a bit easier.
You can find the tutorial, which is a pdf and will need Adobe Acrobat to read it, from here.

You do use the same zoning lot cheat however. For a hotel you would need to create your hotel on a residential lot and then change it using ChangeLotZoning Hotel

It tells you to decorate and furnish your apartments "as if someone lives there," but the fact is that if when you move a Sim in, unless you use the testingcheatsenabled true cheat and then shift-click on the apartment door to rent it furnished, all your hard work will be for nothing -- the Sims will have an empty apartment with only the "essentials" mentioned in the tutorial. Plus, the medicine cabinets disappear, as does the garbage chute which certainly qualifies as part of the building. EA needs to address these issues, which we builders have been struggling to understand and overcome since the EP came out.

Gina, the furniture disappearing is intended. Your Sim isn't supposed to have a furnished apartment without using the boolprop cheat. If, however, you furnish an apartment which an NPC Sim rents and you visit them, all the furniture will reappear.
