Serendipity has it all - secluded, serene environment, great amenities - in fact, all the things a retreat provides, but with the focus on comfortable, every-day living.
Within the 3 storeys on it's 40x40 footprint, Serendipity has 4 bedrooms and 3-1/2 baths. The ground floor is given over to the entry-level living spaces; foyer, kitchen/casual dining, formal dining, TV lounge, a separate
sitting-room and the main bathroom. Perfumed, flowering vines give shade to the full width verandah across the frontage and these same plants also decorate the balconies on the upper level.
Back to back, double-width stairs lead up to the bedrooms on the second level. Here will be found the master bedroom with fireplace and ensuite, a second double and 2 single bedrooms. A well equipped office can be accessed from the main gallery. A third full bathroom, a half-bath and a small sun-porch make up the remainder of this floor.
A spiral stair gives entry to the top floor, which is given over to games, entertainment and exercise equipment - including but not limited to - a 10pin bowling alley, pool and ping-pong tables.
There is a cosy fireplace with armchairs, plus plenty of casual seating . . . as well as 2 balconies equipped for open-air exercise - one with a treadmill, the other has a chin-up bar.
The grounds contain a very large pool with diving boards, an outdoor meals area with BBQ, a vine-covered gazebo with swing chairs and an outdoor TV. There is also a second, more secluded pool and gazebo in one corner at the front of the block.
The grounds are landscaped with mature trees, shrubs and flowering plants, but there is ample room for younger members of the family to enjoy unstructured play, safe from road traffic and unsupervised access to the pools!

Serendipity DOES require a flat lot, 40x40, but when installed it is not completely flat. I built it on the occupied lot at 2500 Pinochle Point, Sunset Valley - I first shifted the Tavern to another lot, and re-set it's original lot to "residential". I also moved Grady's Junkstop over to Maywood Lane to prrserve the residential "ambience" of the area! LOL [if you have different expansions in your game it is likely these original "occupants" will be different to mine, but the process is the same]
Serendipity is a marcorse original work. You may not re-upload it anywhere, use it as a template to build a lot for upload or claim it as your own work [you may do anything you like with it, within your own game LOL] .
I have all EPs/SPs [up to and including University Life, but not the Katy Perry/Diesel stuff] installed on my base-game; my game is fully patched and I have run TSR's Rigfix on all files in this build. Any custom content requiring a specific EP/SP will be replaced with a comparable, game default item if you do not have the expansion/stuff pack installed. Such instances will not affect installation and play for Serendipity.
Note that, because of the way in which the game recognises and renders plants and such, Serendipity may take longer to load than an un-landscaped lot. . . it isn't an error in your game!
