Abbotsford has for many generations been the home of the Abbot family - moderately wealthy as a result of good management of the brewing company entrusted to succeeding eldest sons of the founder, Dougald Douglas Abbot. This accummulated wealth has allowed Abbotsford to be maintained and improved through the years, so that, even though the style might be a trifle dated, nothing has been spared to provide comfort and enjoyable day to day living.
The original brickwork has not been rendered as was the trend a couple of generations back . . . why cover good solid, low maintenance brick with something that would require upkeep and expense . . . or so said the incumbent Abbot patriarch of the day . . a thrifty Scot to his bootlaces!
What has envolved is an imposing 3 storey home, with 4 generous bedrooms, 5-1/2 baths and 1-1/2 kitchens; the three fireplaces [one on each level] share one, common chimneyflue. Internal staircases have recently been replaced by a modern convenience - elevators - and these have proven to be a big hit with the older members of the clan. No more struggling with all those steps . . .
The ground floor is basically 'conversation' rooms, and those for the preparation and consumption of meals. A large livingroom is just off the entry foyer, with another small seating area in the vicinity of the fire, and this segues straight into the kitchen via the formal dining area. The kitchen is a wide and uncluttered space, with plenty of bench and storage room, all necessary appliances, including washer and dryer. Like the kitchen, the groundfloor bathroom is spacious and full of light.
The living area on the first floor has something for everyone - wall mounted TV, cosy fire, reading/conversation corner, chess table, a small stereo system. The master suite is on this level - comprising bedroom, bathroom, office/study - and there is a single bedroom here as well, which has access to the second bathroom on this floor. The game room is well equipped, including a treadmill for more 'active' pursuits, and is of a suitable size for future additions.
The top floor is dominated by the 'rave room' . . . . the old ballroom is long gone - the polished wood floors replaced by carpet and a composite dance floor more suited to current dance trends. There is still a 3piece combo to provide music, but no longer the fiddle, squeezebox and piano; instead we have keyboard, bass and a full drum ensemble. Alternatively, a top-of-the-range stereo system is available to any aspiring DJ on the premises; the bar is fully stocked and there is seating for those who are in need of a rest. A small halfbath is tucked in behind the chimney . . and there are a couple of doors that open to the balcony - just perfect for a breath of air. The old supper room has been given a make-over and is able to cater for quite large numbers. Two double bedrooms, each with attached full bathroom are at opposing ends of the level- one of these also has access to the balcony.
There is garaging for one vehicle, plus a full workshop and entry may be gained to the house from here. A brick gazebo, with seating and featuring a delightful fountain, is to be found at the rear of the house - brick pathways allow all weather access.

Abbortsford was built on and for 2400 Pinochle Point, Sunset Valley, has been set down satisfactorily on other 40x30s in SV, and should be suitable for any FLAT 40x30 lot.
