Grey Gull - contemporary, 3-storey/1 bedroom/2-and-1/2 bathrooms home with a gull-grey and white colour-scheme, is poised on the cliff at the end of Redwood Parkway and is tailormade for a Sim couple or an unattached single Sim. At 25x30, the footprint is very small and the asking price reflects this.
The layout is simple and easy to navigate.
The entry [at ground level], features a narrow reception area with space to hang coats, etc, separated from the main salon by a feature brick wall. A ready-to-play chess game is set up at one end, in a windowed alcove, to the left of the front door and a small guest powder-room [or halfbath] is located at the opposite end. The main room on this floor is open plan with conversation seating, a library wall and a retro music corner with stereo and record storage.
A double-width stair rises to the second level, which comprises livingroom, kitchen and dining, study/office corner with two desks and a second bathroom. A wide balcony, accessible from both kitchen and livingroom, has provision for al fresco dining in it's centre section; cushioned lounge chairs occupy the remaining space either end.
Access to the spacious and light-filled bedroom suite is by a single stair. The bedroom is a modified L-shape and has a TV corner nestled into the short leg, which also contains the large 'eye' windows which are a feature of the house. The ensuite bath is practical but quite luxurious, with both toilet and bidet and a feature bathtub. The small, private sundeck has canopied seating.
In the grounds, the pool is big enough for large-scale entertaining and has a full-width 'waterfall' feature.
The adjacent set of three - plant filled - fountains, also has moving water decor.
Priced at less than S170K, Grey Gull would be within the budget of most Sims in regular employment.

Grey Gull is a marcorse original work, based loosely on an existing EA lot. You may not re-upload it anywhere, use it as a template to build a lot for upload or claim it as your own work [you may do anything you like with it, within your own game LOL]. The original EA lot is not included in this declaration of copyright.
I have all EPs/SPs [up to and including Island Paradise] installed on my base-game; my game is fully patched and I have run TSR's Rigfix on all files in this build. Any custom content requiring a specific EP/SP will be replaced with a comparable, game default item if you do not have the expansion/stuff pack installed
To summarise: such instances will not affect installation and play for Grey Gull - but you will not see the objects that require uninstalled EP/SP support.
