Spearmint: a 3-storey,4 bedroom family residence with 4 and a half bathrooms. It occupies a 30x30 flat lot - in any neighbourhood. There are 2 double bedrooms, a twin single and a single. Both double bedrooms have ensuites.
Ground floor: entry, powder room, living area, kitchen, diningroom, mudroom, bathroom
Mid level: 2 double bedrooms with ensuite baths. Home office/design office.
Top floor: twin single bedroom, single bedroom, bathroom, exercise station, family room
Garage - vehicle parking, workshop, laboratory, gem room.
Extras: full service barbeque area with bistro seating for 8 - hot tub - sun terraces with seating - outdoor chess table.
Spearmint is based on simple cube shapes, so it's lines are clean and straight. All balconies and terraces have external access to the grounds, and the laboratory/gem room access is via a crosswalk at the midlevel .
Gardens are planted with annuals, rhododendrons and evergreen shrubs.
Spearmint was constructed on site at 477 Sunnyside Bllvd, Sunset Valley - a 30x30 flat lot is all that it requires if relocating.

Spearmint is a marcorse original work. It is base-game compatible, but for this to occur, you must have a fully up-to-date game. You may not re-upload it anywhere, use it as a template to build a lot for upload or claim it as your own work [you may do anything you like with it, within your own game LOL] .
I have all EPs/SPs [up to and including Into the Future] installed on my base-game; my game is fully patched and I have run TSR's Rigfix on all files in this build. Any custom content requiring a specific EP/SP will be replaced with a comparable, game default item if you do not have the expansion/stuff pack installed.
Such instances will not affect installation and play for Spearmint.
