The Minstrel is a nominal 4-storey house on a 30x40 lot, but the actual live-in dimensions are 3storey, due to the fact that the whole of the 4th level is a decorative gallery for the rave room below.
Minstrel has 5 bedrooms, all one level up; the master, a second double, and three singles [twin, twin bunks and single]. The master bedroom has a walk-in dressing room and ensuite. The second bedroom also has ensuite facilities and the single bedrooms share a third.
Top level is taken up with entertainment and exercise . . and some associated things like a BBQ deck with full kitchen [almost] and plenty of lounge seating on the railed balcony. The rave room is equipped with a stereo system, but also has keyboard and percussion for more 'serious' dancing. It has a good sized dance floor, a bar and table seating. If one chances to look upwards, it will be noted that there is a narrow gallery running round at what would be ceiling height - this is furnished with some formidable greenery - and the actual ceiling is one level further upwards. Perfect for allowing music to develop, rather than just be reflected back by a low overhead. A fifth bathroom is conveniently located on this floor.
Ground level is home to the basic requirements . . plus a couple of extras! Rather than a straight 'walk up', the entry to Minstrel is placed behind an ornamental grill with glass doors which open into a mural-decorated foyer with fountain and seating. The front door opens into a small reception salon, which in turn gives on to the diningroom. The dining area is not totally separated from the kitchen, but it has a mirrored wall closing part of the opening between them. The kitchen has granite countertops and matching appliances, with the added convenience of an informal meals bar, adjacent to the stairwell and the exit to the pool deck. Well-stocked bookshelves line the wall leading into the living room, where the console TV has pride of place.
The main bathroom is at ground level also, with entry from the living room. This bathroom is actually three small rooms in it's own right - one has shower and bath; one has toilets; and the first [in a dogleg shape] contains the laundry and a double basin vanity. This layout is very convenient if one doesn't want to impinge on another's privacy if simply wishing to wash hands.
The pool deck: here is a small, petal shaped splash pool and in deference to the lot name, a trio of instruments has been provided for any wandering minstrels who might like to provide a musical interlude.
The pond is large and deep, has good angling potential, and has been equipped with beautiful 'moving water' to add to the serenity already provided by the flowering shrubs and trees.
The grounds of Minstrel are minimally planted - just some mature trees with flowering perennial shrubs for contrast; the remainder is left to natural grass.
The Minstrel was built on the 30x40 lot at 10 Hidden Grove Lane, Riverview, but any flat lot of similar or larger dimensions would work equally well.
